Designing Your Home

Concept Development Application

Lots with an area less than 700m2 have obtained development approval by way of a Concept Development Application (CDA). State legislation requires that construction approval for homes on those lots must be obtained by way of a Development Application and Construction Certificate. A Complying Development Certificate (CDC) cannot be obtained for these lots.

The CDA approved was prepared to comply with Griffith City Council’s (GCC) new Residential Development Control Plan (DCP) and the setbacks nominated on the CDA site plans are shaded to reflect GCC minimum setbacks.

To streamline the application process GCC recommends that setbacks be consistent with the approved concept plan.

Clifton Gardens together with JZ Management recommends your building designer format a site plan with setbacks in accordance with the CDA Site plan on plans and documents for your home’s Development Application.
